That make sense. For the real estate example, I don’t have a specific site, but I found a competitor and would love to get your thoughts. (I wanted to get some keyword research practice so I picked an industry and tried it out.)
With the above site, I did notice that they have a section called “Communities” which they have a page for each city this person helps and I found this similar to the clinic example from your trainings. It doesn’t appear he has a target keyword(s), but he does have a lot of videos.
